TAX & LEGAL: Parcel No. 30-00179.000. The current taxes on this farm are $ 1,796.30 per half year based on CAUV values. The taxes will be pro-rated to the day of closing based on the current values. The CAUV recoup for any parcels that no longer qualify for the CAUV program will be a buyer’s responsibility. The seller will provide a warranty deed and certificate of title at his expense. They will also offer to split the fee for an owner’s policy of title insurance.
