REAL ESTATE:  This is a 2 BR – 1092 sq. ft. Modular home built in 2000 with a full walk-out basement that sits on a 3 acre lot.  The home has been vacant for a while and needs cleaning and updating.  Other improvements include a 28x36 pole barn w/20’x36’ lean-to.  The building and lean-to was built in 2017 and both have concrete floors; A 3 sided 16x18 pole shelter for horses – a 16 x 20 tool shed.  The three acre lot lays fairly level with a northern slope. TERMS:  We require a non-refundable down payment of 10% of the purchase price at the close of the auction with the balance to be paid in full at closing within 30 – 45 days.  There are no financing contingencies.  There is a 5 % buyer’s premium in effect for the real estate.  5% of the highest bid will be calculated and added on to determine the contracted selling price.

 

TAX & LEGAL:  Parcel No. 43-00935.001  3.002 Acres Plain Twp. Wayne Co. Triway LSD  The taxes are currently $1061.89 per half year and will be prorated to the day of closing on that basis.  Possession will be immediate upon closing.
