            The lots are located in the NE Corner of the intersection of Noble Rd & Rome-Greenwich Rd.  The Auction will be held in The Buckeye Community Center located at 79 Noble Rd.  From SR 13 four miles north of Shenandoah or three and a half miles south of US 224 take Noble Rd. west one mile to the Community Center.

REAL ESTATE:  Ura Stutzman and his wife Verba purchased these lots at auction in 2004 when we sold the Zeigler farm.  Their plans have changed and they are now ready to sell these exceptional country lots at public auction.  These are approved building lots with a great location and excellent topography.  The lots have been farmed in recent years by John Adams but were not planted this year.  Full possession of the lots will be given on December 2, 2019.  The lots will be sold on a per acre basis with buyer’s choice and privilege.  You may walk the land at your convenience.  A brochure with map is located in the information box on site.

 

PARCEL NO. 1:  This 3.2123 acre parcel is situated in the NE corner of the intersection and has 415‘ of frontage on Noble Rd. and 392‘ of frontage on Rome Greenwich Rd.  This parcel is contiguous to Parcel #3.  This parcel features a treed drainage swale running from the NW corner to its east line then south to Noble Rd. 

 

PARCEL NO. 2:  This 3.1253 acre lot is located 700‘ north of Parcel No. 1 and has 320’    of frontage on Rome Greenwich Rd.  This level, open parcel has a little more elevation than the other two.

 

PARCEL NO. 3:  This 3.5556 acre parcel lies east of the intersection and has 445‘ of frontage on Noble Rd.  This is an open, level-laying parcel that joins parcel one to the east.

 

TERMS:  We require a non-refundable down payment of 10% of the purchase price at the close of the auction with the balance to be paid in full at closing within 30 – 45 days.  There are no financing contingencies.  A 5% buyer’s premium is in effect for this auction.  5% of the highest bid will be calculated and added on to determine the contracted selling price.

 

TAX & LEGAL:  Parcel No. 004-46-195-02-003 (Auction Parcel No. 1) 3.2123 Acres -the taxes are $104.83 per half year.  Parcel No. 004-46-195-02-004 (Auction Parcel No. 2) 3.1253 Acres – the taxes are $102.04 per half year.  Parcel No. 004-46-195-02-005 (Auction Parcel No. 3) 3.3336 Acres – the taxes are 116.02 per half year.  All taxes will be pro-rated to the day of closing.  The sellers will provide at their expense a warranty deed and certificate of title and will offer to split the fee for an Owner’s Policy of Title Insurance.  The buyer’s will be given full possession of the land on Dec. 2, 2019.

 

DEED RESTRICTIONS:

  1.   There shall be no mobile homes on said property
  2.   All modular homes on said property must be placed on permanent foundations.
  3.   There shall be no junkyards on said property.

4  There shall be no unlicensed vehicles stored outside of buildings on said property.

5  There shall be no large, high density, confinement livestock or poultry feeding

    operations on said property.
